HOME STAGING TIPS
Try looking “through the eyes of the buyer”. Spending time & money into the following “staging tips”
will bring you a return on your investment and hopefully a faster sale on your home . . .
OUTSIDE: Remember, “Its’ All About curb appeal”
* Check the perimeter of the house. Move garbage cans, hoses & junk into the garage.
* Clear patios of small items like toys & gardening tools. Do not crowd it with a grill.
* Check the paint condition of the exterior, especially the front door & trim.
* Replace a worn front door handle set if necessary.
* Weed & mulch plant beds. Keep lawn cut. Replace any dead bushes & plant flowers.
* Prune bushes & trees. Avoid blocking windows & entryways.
Some buyers will not walk into a home that looks unkempt from the outside
INSIDE: Remember: “You only have one chance to make a good first impression
* Clear all unnecessary objects from furniture throughout the house. Keep decorative item restricted to one or a grouping of 3. Too much makes an area looked cluttered.
* Keep the kitchen countertops free of appliances. Buyers like lots of counter space.
* Remove magnets, pictures etc from the refrigerator & remove items from the top.
* In the bathroom hide any personal items from the countertops, tubs & showers.
* Remove personal photos and limit items on walls.
* Review the inside of the home room by room. Paint areas that need fresh paint and neutralize any rooms that have bright or dark paint colors.
* Wallpaper dates your home, so remove it, if it is in your budget.
* Rearrange or remove furniture that seems to crowd a room in order to make the room appear larger. Be sure that there are no obstacles in any walkways.
* Have all carpets and windows professionally cleaned.
“If you need room to store extra possessions, use the garage, or better yet, rent a storage unit.
Men especially like to see a tidy organized garage.”
THE VALUE OF HOME STAGING
Staging makes use of what is already in your home by placing your furniture & accessories to appeal to the widest possible audience.
Home staging makes your home more visually appealing by removing collectibles and personal items so buyers can see themselves in your home.
SEE IT ON T.V.
Watching T.V. shows like “Sell This House”, Designed To Sell” and “Design On A Dime” on HGTV satellite will familiarize you with this process.
When comparing a home that is staged to one that is not, the staged home will be more attractive and make a strong first impression.
SURVEYS SHOW IT WORKS
A survey conducted by I.R.I.S. (Interior Redesign Industry Specialists) reflected that:
1. 84% of staged homes sold within 30 days
2. The average increase in sale prices is 6.9%
The cost of staging your home will be far less than the price reduction you may have to take if your home doesn’t sell.
BENEFITS OF INVESTING IN STAGING
- Shortens the time on the market – thus less daily cleaning for you
- “Upstages” your competition
- Depersonalizes your home
- Makes your home show more like a professional model home
- Buyers have confidence that the home is well maintained
- You will have begun your packing process
